All unique items in one play through?

I'm trying to see if I can get all unique items in one playthrough. I have been able to find that the 'Boat' painting can only be obtained on the Beach farm layout. Also the clothing item set from Emily's 14 heart event. If I choose the Beach layout and marry Emily will I be able to obtain every item in the game? (barring the joja cola machine or the Hero trophy)?

i think theres also leah's painting, sam's stereo, both from their 14 heart events

Penny has a choice of 3 different beds but I think you can only get one 14 event per spouse per save so if you divorce Penny, memory wipe, and remarry her, you don't get another 14 so 2 bed options will remain unobtainable.

There are some exclusives from Penny and the trophy/vending machine that you mentioned, but otherwise yeah, this is a pretty perfect update to go for all items with the new changes to the adventurer's guild
