Switch Unbuildable Area on Beach Farm with no blockage

I was curious about this so recreated the same scenario on my iPad (yes, I realize you're on Switch) to see if I could reproduce it, and could not. What happens if you move the intended cabin location a little to the north or remove some of the stone path immediately in front of where you want to put it?
