Furniture keeps rotating and/or disappearing during Co-Op

Hello, me and my girlfriend downloaded furniture mods, however many of the items disappear when placed (ex: a rug becomes "invisible" when placed on the floor) and, for some reason, if one of us rotates and places a modded piece of furniture, it will automatically rotate back to its original/forward-facing appearance when the other player is present or enters the house. If the other player is outside the house, the rotated furniture will stay in the desired rotated direction when placed.

Any ideas as to what is causing this?
