co op save files wont load with mods running

thank you to all the modders working so hard to get your mods back up and working so quickly, its so appreciated!

i just encountered this issue with my multiplayer farms that is a little concerning. c':
my friend and i started a new farm together on their pc right after the update dropped.
we didn't get very far in, but i just tried joining again with him today and it gave me an error in my smapi loader.
on screen it said "no available cabins" where my character select would normally be.
this only happens when the game is run with mods. as soon as i run vanilla, my save is there.
ive tried verifying my files, updating/reinstalling all my mods, restarting/reinstalling my game multiple times, launching the game from steam & shortcuts to no progress.
if anyone has any suggestions i would really appreciate some advice, as right now it basically just looks like i cant load mods

even unmodded players have reported this issue so i don't necessarily think its an smapi thing?
